Job Description
RESPONSIBILITIES:
• Ensuring quality of maintenance works carried out by service provider.
• Conduct field inspections of existing facilities and ongoing operations
and activities to ensure compliance with applicable service
requirements.
• Participate in the inspections of facilities under construction and
completed facilities to ensure they meet design specifications and
applicable standards.
• Participate in project handover walkthroughs and prepare snag lists and
review rectification.
• Conduct audits to ensure preventive maintenance programs and
inspections are carried out as per approved plans and ensure monthly
targets are met.
• Carry out audits of reactive tickets, report findings, and escalate if
necessary.
• Carry out condition assessment of assets and report deterioration of
assets and initiate actions for rectification, refurbishment, or
replacement.
• Ensure maintenance programs are implemented as planned.
• Review maintenance plans and task lists and ensure preventive
measures are implemented and suggest improvements.
• Analyze failure causes of reactive tickets and implement preventive
measures.
• Review failure modes, codes, and causes related to assets.
• Conduct incident investigations to identify root causes and implement
corrective actions to avoid reoccurrence of similar incidents.
• Monitoring all PM/RM/CM work orders and reducing backlogs
• Maintain good coordination with customers and other stakeholders.
• Thermal scanning of buildings to ensure building envelope tightness.
• Ensure that the asset database is always updated.
• Monitor monthly performance of service provider and generate
reports.
• Revise operating procedures and quality instructions to suit defined
service requirements.
• Ensure that all spare parts and tools are maintained by the service
provider to smoothly run the service.
• Open reactive tickets as and when required and follow up until
completion.
• Prioritize safety in all aspects of duties, report as necessary acts of
omission.
• Preparation of recommendations for improvements, analysis &
achievement reports, and presenting to management.
• Evaluation of material substitution requests and provide
recommendations for alternative materials.
• Prepare layouts, proposals, updated drawings, and models.
• Perform other applicable tasks and duties assigned within the realm of
the employee’s knowledge, skills, and abilities in the field of his/her
position.
EXPERIENCE:
• 5 years of relevant experience in carrying out audits and inspections of
buildings in the Civil and Architecture discipline
• Experience in design, construction or inspection is desirable.
• Knowledge of maintenance-related software is desirable.
• Ability to perform mid-level data analysis including the ability to audit,
deduce, assess, conclude, and appraise.
• Familiar with USGBC LEED.
